COMMITTEES AND CLUBS Strategic Planning Committee The Strategic Planning Committee works with Del Mesa Carmel HOA leadership, residents and staff, to define a vision for Del Mesa's future, identify organizational goals, and prioritize objectives to make recommendations to the Board of Directors. Clubs and Associations provide opportunities to socialize, share interests, or engage in activities such as lawn bowling, gardening and hiking. Informal groups arrange Book Club meetings, Bridge and other games, as well as a puzzle group, pool players, etc. Sanctioned Committees consist of volunteers who work with the Board of Directors to enrich the lifestyle of all residents. OUR COMMUNITY Del Mesa Carmel is independent living at its best, with on-site fine dining, a fitness center with indoor swimming pool and spa, exercise classes, a workshop for arts and crafts, garden plots, and a USLBA lawn bowling club. SALES INFORMATION Del Mesa is a condominium development of 289 homes designed for active seniors 55 years of age and older. Among the amenities provided are 24-hour security guard, a clubhouse with dinning room, library and meeting rooms, and enclosed swimming pool and Jacuzzi, a lawn bowling green, a putting green, an arts and crafts building, tables tennis, a woodworking shop, several laundry rooms, and six guest rooms for rent to guests of our residents. Association Documents To operate and control the affairs of our community, the Del Mesa Carmel Community Association has been established as a nonprofit corporation. The Association operates under its governing documents (Articles of Incorporation, Declaration of Protective Restrictions, Bylaws and Ground Rules) and a Maintenance Contract. Ownership, transfer of ownership, lease or rental are strictly the function of the homeowner as long as any new permanent occupant is approved by the Association. All owners and occupants are subject to the provisions and requirements of the Association Documents below: Article of Incorporation Bylaws Ground Rules CC&Rs dmc financial operations Annual Disclosure Cost of Living at Del Mesa Condominium owners must pay a monthly association fee based on the size of their home. This fee covers the cost of utilities furnished to the units, garbage, collection, external maintenance of the homes, liability insurance for the common areas, costs of operating the common facilities (clubhouse, swimming pool, etc..), security at the clubhouse, and salaried for approximately 38 employees. Also, the monthly association fee does not cover the following: 1) real property taxes to your home, 2) cable TV, 3) telephone, 4) earthquake insurance, 5) insurance on your personal property & interior upgrades and finishes (furniture, clothes, jewelry, cabinets, carpets, etc..) and 6) public liability insurance in case of individual liability for injury's to others. As an owner of a condominium unit, you need to purchase what is known as an HO-6 policy. A condominium owner’s policy provides coverage for certain building components within the interior of the unit not covered by the Association’s Master policy and your furniture and personal property. This is known as Dwelling Coverage and Personal Property/Contents Coverage and it ensures that your damaged or destroyed property is protected up to the insurance limits you purchase. Your condominium owner’s policy should also include Personal Liability coverage in the event that you are sued for accidentally hurting other people or damaging their property. Read more... Remodeling of Homes and Landscaping To ensure the existing architectural and landscaping integrity is maintained, before making certain changes to a home, inside or out, a resident must obtain approval from the Building and Grounds Committee. Specific requirements can be found in the Del Mesa Ground Rules. Application for Approval of Ownership or Occupancy Ownership, transfer of ownership, lease or rental are strictly the function of the homeowner as long as any new permanent occupant is approved by the Association. No person may permanently occupy a home at Del Mesa before approved for occupancy. Each prospective resident must complete and submit an Application of Ownership or Occupant to the General Manager. After receipt and approval of the completed application, staff will reach out to schedule a meeting with the General Manager. This meeting is designed to welcome new residents into the community and inform them of the Association policies and procedures. Occupancy on a permanent basis is restricted to two persons per home unless an exception is authorized by the Board of Directors. Minimum age is 55 years, except for a married couple where only one spouse needs to meet the 55 years of age requirement. There are a limited number of uncovered parking spaces for residents with a second car. Del Mesa discourages residents from keeping more than two cars on the property and prohibits the parking of trucks and RV's in the residential parking areas. Del Mesa expects residents with a restricted drivers license to striclty obey those restrictions. The maximum speed limit on Del Mesa road is 25 miles per hour. Pets Although Del Mesa is not the most appropriate community for pets, pets are permitted if they are kept inside the homes, on a leash when outside the home, and are not a nuisance to other residents. Hello my name is John Baker My Story We live in a beautiful part of the world and in a unique location within a forest of trees and close to the coast. There is a sense of community here that I wish to see fostered with amenities, activities, and adapting to the needs of the residents. To maintain the investment in our homes and our living standard, there is a balancing act with such things as preserving our social environment, maintaining and upgrading our infrastructure, and adapting to future demands from insurance, environmental regulations, and electric vehicles. One particular direction seems advisable, looking at ways to place a greater emphasis on renewable resources and on our electrical infrastructure. I have lived full-time at 172 Del Mesa since 2023 with my wife, Kathy Baker. We appreciate what we have here and hope to maintain and strengthen what has been created. In the past, we lived in Pennsylvania for many years and in San Jose before that. We have three sons living in San Luis Obispo CA, Pittsburgh PA, and Victoria BC. Now retired, my prior careers were as a university professor, satellite communications engineer, and classroom teacher. My hobbies have included travel, hiking, playing the viola, tennis, and reading. While here at DMC, my activities have included co-chairing Sustainable DMC and serving on several committees: Governing Documents Committee, Communication Committee, and Strategic Planning Committee. I am a member of Lawn Bowling and frequently use the gym facilities. It’s a joy to attend Enrichment, parties, and events sponsored for the community. CARMEL, CALIFORNIA Carmel, founded in 1902, is known for its natural beauty and artistic history. The central area of Carmel-By-The-Sea has been a magnet for artists, poets and writers over the years. The quaint downtown area draws tourists and residents alike to its many galleries, restaurants, and shops. Private Events & Catering Clubhouse meeting rooms or dining rooms can be reserved for private events, whether it's a family gathering, friends at Del Mesa, groups from outside Del Mesa, or a combination. Catering is available through Woody's at Del Mesa and can be arranged with advance notice. Room rental fees are waived for groups involving residents. However, as community efforts intensify, so do the consequences for non-compliance, with fines becoming a focal point of debate. At DMC, the fines for improper recycling have reached an astonishing $150.09 per violation—a financial burden that many residents and organizations feel is excessive and, in some cases, unnecessary. Understanding Recycling "Contamination" The term "contamination" in the recycling world refers to the presence of non-recyclable items mixed in with recyclables. This can be as simple as a plastic bag, food residue, or even small amounts of non-recyclable packaging. The concept is rooted in the need to maintain the purity of recyclable materials to ensure they can be processed efficiently. However, it has created a complex situation where even minor, sometimes unavoidable, oversights can trigger fines.
